ADMINISTRATIVE ORDER NO. 7
SHERIFF’S SALES

AND NOW, April 2, 2020, in accordance with the Order of the Supreme Court of Pennsylvania declaring a general, statewide, judicial emergency, and Second Supplemental Order thereto, see Nos. 531 and 532 Judicial Administrative Docket (March 16, 2020 and April 1, 2020), and pursuant to this Court’s Declaration of Judicial Emergency, see Case No. 27 WM 2020, the following is hereby ORDERED, DIRECTED, and DECREED:

  1. The Sheriff’s Sales set for April 3, 2020, and May 1, 2020, are CONTINUED to the June 5, 2020, sale date, including those sales scheduled prior thereto that were already continued or postponed to either the April or May sales;
  2. If a Plaintiff has fully complied with all notice requirements and the Sheriff has properly completed service upon the Defendants and other interested parties, then no further notice by the Plaintiff or the Sheriff shall be required by virtue of this continuance;
  3. However, if a Plaintiff has not fully complied with all notice requirements and/or the Sheriff has not properly completed service upon the Defendants and other interested parties, such actions shall be taken in accordance with the Pennsylvania Rules of Civil Procedure prior to the June sale;
  4. In the event that circumstances leading to this continuance have not changed by June 5, 2020, the Sheriff may request a further continuance of the June 2020 sale, subject to this Court’s consideration of the circumstances at that time and the requirements of service prior to such sale;
  5. This continuance shall not be considered as one of the continuances allowed under Pennsylvania Rule of Civil Procedure 3129.3 (Postponement of Sale); and
  6. A copy of this Administrative Order shall be published by the Sheriff prior to May 1, 2020, once in the Meadville Tribune and once in the Crawford County Legal Journal.
